Actual sales are the best way to keep your finger on the pulse of the market!

Annually in January, I research and publish a summary of the previous year’s activity along with sales lists of all the small multi-family income property from our local Metrolist MLS. This is a great way for the new Investor or local Owner to get a complete look at what’s been selling in their neighborhoods and to stay ahead of Denver Metro trends.

Below you can check out the Small Income Property Review for a look at last year’s market statistics and trends for the coming year. For a closer look at specific neighborhoods, take a peek at the 2-4 Unit Sales Lists from the different counties. The breakdown by counties, units and neighborhoods, allows you to see where your property fits in when compared to actual sales. Also, it helps in finding new neighborhoods to buy in or ones to stay out of.

To stay on top of the current sales from this year, the current year sales list is updated quarterly. For the most up-to-date information, I do also offer automatic neighborhood updates via email.
